Transaction Facilitator (Alabama)
Under RECAD, a licensee who assists parties in a contemplated transaction without being an agent, fiduciary, or advocate for any of them. The term replaced 'transaction broker' effective October 1, 2025, and has the same meaning. It is Alabama's default relationship until a written agency agreement is signed. A facilitator still owes every party honesty, reasonable skill and care, confidentiality, accounting, presenting offers, and disclosing personal interest.
- Exam tip
- Older materials say 'transaction broker' and 'limited consensual dual agent'; current Alabama terms are transaction facilitator and dual agent.
- Example
- A buyer meets an agent at a vacant listing and they sign nothing. The agent is a transaction facilitator, so she cannot advocate for a lower price on the buyer's behalf.
