broker price opinion
A broker price opinion (BPO) is an estimate of a property's probable selling price prepared by a real estate broker or agent, often for a lender, investor, or loss mitigation department. It typically relies on recent comparable sales and active listings and may involve an exterior-only or interior inspection. A BPO is not an appraisal and generally cannot be used as the primary basis for a federally related mortgage loan. Rules on BPOs vary by state.
- Exam tip
- A BPO and a CMA are licensee estimates; only a licensed or certified appraiser can perform an appraisal of value for a federally related transaction.
- Example
- A bank considering a short sale hires a local agent to do a drive-by BPO, and the agent estimates a likely sale price of $285,000.
