CCIOA (Colorado Common Interest Ownership Act)

Colorado's statute (C.R.S. 38-33.3-101 et seq.) governing condominiums, planned communities, and cooperatives created on or after July 1, 1992, with some provisions applying to older communities. Associations act under a declaration, bylaws, and rules, may levy assessments and lien for unpaid ones, and must register annually with the Division's HOA Information and Resource Center. If registration lapses, the right to lien for assessments is suspended. CCIOA also limits HOA bans on water-wise landscaping, ADUs, and EV charging.

Exam tip
'CCIOA since 92; register yearly or lose the lien.' Lapsed registration suspends lien rights but does not erase assessments.
Example
A townhome buyer's association documents reveal a $9,000 special assessment, so the buyer terminates by the Association Documents Termination Deadline.
