Florida Homestead Exemption
A property tax exemption under Article VII, Section 6 of the Florida Constitution for a person who on January 1 holds title and makes the property a permanent residence. The owner applies to the county property appraiser by March 1. The first $25,000 of assessed value is exempt from all levies, including school; an additional exemption applies to assessed value above $50,000 for non-school levies only, now indexed for inflation ($26,411 for 2026). Value between $25,000 and $50,000 receives no exemption.
- Exam tip
- January 1 ownership and residence, March 1 application, and apply to the property appraiser, not the tax collector. The exemption does not cover special assessments.
- Example
- A home assessed at $300,000 has a school taxable value of $275,000 and, using 2026 figures, a non-school taxable value of $248,589.
