funding fee
A funding fee is a one-time charge paid on most VA-guaranteed home loans to help fund the program and reduce costs to taxpayers. It is a percentage of the loan amount that depends on the type of loan, the down payment, and whether the veteran has used the benefit before. The fee can usually be financed into the loan, and some veterans, such as those with service-connected disabilities, are exempt.
- Exam tip
- Funding fee goes with VA loans; mortgage insurance premium goes with FHA loans. Don't mix them up.
- Example
- A veteran buying a $300,000 home with no down payment pays a funding fee, which she rolls into the loan amount.
