agency
Transaction Coordinator (Michigan)
A Michigan licensee who assists with a transaction without acting as an agent for either party, shown as 'none of the above' on the MCL 339.2517 agency disclosure form. With the seller's permission, a seller's agent may cooperate with subagents, buyer's agents and transaction coordinators. By contrast, a Michigan dual agent represents both parties only with the knowledge and informed written consent of both.
- Exam tip
- Do not confuse a transaction coordinator (no agency) with a dual agent (agent for both with written consent).
- Example
- A buyer who wants no representation works with a licensee who helps with paperwork and scheduling as a transaction coordinator, owing no fiduciary loyalty.
