Realty Transfer Fee (New Jersey)
New Jersey's fee on deed recordings under N.J.S.A. 46:15-5 et seq., paid by the seller (grantor), who files an Affidavit of Consideration (Form RTF-1). The fee uses graduated rates per $500 of consideration, with higher brackets carrying higher rates. Reduced rates apply to qualifying senior, blind or disabled sellers and to low- and moderate-income housing within price limits. Exemptions include consideration under $100, transfers between spouses and transfers to secure a debt.
- Exam tip
- In New Jersey the seller pays the realty transfer fee, and since July 10, 2025 also pays the graduated mansion tax.
- Example
- A senior seller files Form RTF-1 claiming the reduced rate, which lowers the transfer fee shown as a seller debit at closing.
