reasonable modification
A reasonable modification is a physical change to a dwelling that a person with a disability needs for full use and enjoyment of the property, such as installing grab bars, a ramp, or wider doorways. Under the federal Fair Housing Act, a landlord must allow reasonable modifications, though in most private housing the tenant usually pays and may have to restore the unit when moving out.
- Exam tip
- Modification means a physical change to the property; accommodation means a change in rules or policies, such as allowing an assistance animal in a no-pets building.
- Example
- A tenant who uses a wheelchair asks to install a ramp at her own cost; the landlord must allow it and may require that the work be done professionally.
