reproduction cost

Reproduction cost is the current cost to build an exact duplicate, or replica, of an existing structure using the same materials, design, and workmanship, including any of its outdated features. It is used in the cost approach, especially for historic or unique buildings. It differs from replacement cost, which is the cost to build a structure with the same usefulness using modern materials and methods. Reproduction cost is usually higher.

Exam tip
Reproduction = exact replica; replacement = same function with modern materials. Historic properties typically use reproduction cost.
Example
Rebuilding a 1890s Victorian with hand-carved woodwork and plaster walls exactly as it was would be its reproduction cost, perhaps $900,000 versus $600,000 to replace its function.
