Realty Conveyance Tax (Rhode Island)
Rhode Island's realty conveyance tax applies to deeds transferring real estate for more than $100. For sales on or after October 1, 2025, the rate is $3.75 per $500 of consideration or fraction thereof ($7.50 per $1,000), and the base includes any lien remaining on the property. The grantor (seller) pays unless the parties agree otherwise. Residential sales above $800,000 pay an extra $3.75 per $500 on the excess only. Separately, buyers must withhold 6% (individuals) or 7% (corporations) of net proceeds from nonresident sellers.
- Exam tip
- Divide by $500, round any fraction up, multiply by $3.75. Older materials show $2.30; use the current figure. The surcharge applies only to residential property and only above $800,000.
- Example
- A $450,000 sale is 900 units times $3.75, or $3,375 in conveyance tax paid by the seller.
