title fee

Title fees are closing charges related to researching, insuring, and transferring title. They can include the title search or examination fee, title insurance premiums for the owner's and lender's policies, settlement or closing fees, and document preparation. Who pays each fee is determined by the purchase contract and local custom, which varies by area. These fees appear on the Loan Estimate and the Closing Disclosure.

Exam tip
Buyers may shop for some title services; tolerances on the Loan Estimate depend on whether the borrower chose a provider from the lender's list.
Example
A buyer's Closing Disclosure lists a $250 title search fee, a $1,100 lender's title policy premium, and a $500 settlement fee.
