TRID

TRID stands for TILA-RESPA Integrated Disclosure, a federal rule from the Consumer Financial Protection Bureau that combined disclosures required under the Truth in Lending Act and RESPA. For most consumer mortgages, the lender must give a Loan Estimate within three business days of application and a Closing Disclosure at least three business days before consummation. Certain changes to the loan require a new waiting period.

Exam tip
Memorize the two three-business-day rules: Loan Estimate within 3 business days after application, Closing Disclosure at least 3 business days before closing.
Example
A buyer applies for a mortgage on Monday and receives the Loan Estimate by Thursday. The Closing Disclosure arrives the Monday before a Friday closing.

1. Under TRID, the borrower must receive the Closing Disclosure at least how long before loan closing?

Answer & explanation
