Sales Agent Apprentice Education (SAE)

Sales Agent Apprentice Education (SAE) is the 98 hours of post-licensing education a new Texas sales agent must complete for the first renewal: a 30-hour Real Estate Brokerage course, two more 30-hour qualifying courses, and 8 hours of TREC Legal Update I and II. SAE cannot be deferred, and it applies whether renewing active or inactive. After the first renewal, each active renewal requires 18 hours of CE (8 Legal Update, 3 contracts, 7 electives), and only those later renewals may use the $200 deferral fee for 60 extra days.

Exam tip
'98 first, 18 forever.' Many wrong answers say SAE can be deferred; it cannot.
Example
An agent licensed June 2024 has 68 of 98 SAE hours in May 2026; she cannot pay the deferral fee and must post the last 30-hour course before her June 30 expiration.
