Designated Broker and Heightened Supervision (Washington)

A Washington designated broker is responsible for the conduct of every licensee in the firm and must ensure compliance, monthly trust account reconciliations, written delegations, and written policies on home inspector referrals and supervision. Supervisory duties may be delegated in writing only to a managing broker, without ending the designated broker's ultimate responsibility. Brokers in their first two years receive heightened supervision: the designated or delegated managing broker must review their contracts within five business days of mutual acceptance and document the review.

Exam tip
'Two to turn in, five to review, two years of extra eyes.' Only a managing broker may be delegated supervision; a broker may not supervise other brokers.
Example
A broker licensed eight months reaches mutual acceptance Monday; he turns in documents by Wednesday and his managing broker reviews them by the following Monday.
