Real Estate Excise Tax (REET) (Washington)

Washington's real estate excise tax (REET) is imposed on each sale of real property and is an obligation of the seller. The state rate is graduated, with each rate applied only to the portion of the price in its bracket: 1.10%, 1.28%, 2.75%, and 3.00%. Statutory base thresholds are $500,000, $1,500,000, and $3,000,000, adjusted for inflation every four years; since January 1, 2023 they are $525,000, $1,525,000, and $3,025,000. Timberland and agricultural land is taxed at a flat 1.28%, and local REET may be added.

Exam tip
'Slice the price, then tax each slice.' Use the thresholds given in the question and apply each rate only to its slice.
Example
Using base thresholds, an $800,000 sale owes $5,500 on the first $500,000 plus $3,840 on the next $300,000, or $9,340, not 1.28% of the whole price.
