WB Approved Forms (Wisconsin)

WB forms are the contract forms prepared and approved by Wisconsin's Real Estate Examining Board, such as the WB-1 listing, WB-11 offer to purchase, WB-36 buyer agency agreement, and WB-44 counter-offer. Wisconsin lets licensees complete these forms, but failing to use approved forms is grounds for discipline. Licensees must use the latest version, reproduce forms line for line, and strike printed provisions only so the text stays legible. Firm-prepared standard addenda may be attached, but an addendum replacing printed provisions must be drafted by an identified attorney.

Exam tip
'Latest, legible, line-for-line; lawyers replace.' State Bar and UCC forms may not be modified, and licensees may not draft escrow agreements.
Example
A salesperson retypes an old WB-11 with an extra blank line; she violates both the latest-version and line-for-line rules.
