Statutory Right of Redemption and Homestead (Wyoming)
After a Wyoming foreclosure sale, the mortgagor may redeem within 3 months for most property, including homes, or 12 months for agricultural real estate (generally a single parcel over 80 acres outside towns and subdivisions). Redemption costs the sale price plus 10% annual interest from the sale date, plus taxes and prior liens the purchaser paid with interest; the sheriff then issues a certificate of redemption. Separately, every Wyoming resident has a homestead exemption of up to $100,000 from execution and attachment, raised from $20,000 effective July 1, 2023.
- Exam tip
- 'Three for town, twelve for the ranch, ten percent to get it back.' For homestead, use $100,000, not the old $20,000.
- Example
- A home sold at foreclosure for $240,000 on March 1 is redeemed three months later for about $246,000 plus taxes the purchaser paid with interest.
