Neutral Licensee (Alaska)
An Alaska licensee who gives specific assistance to both buyer and seller, or tenant and landlord, while representing neither (AS 08.88.695). Written consent is required on a separate form titled 'Waiver of Right To Be Represented,' obtained in advance or, if the licensee already represents the seller, before showing the property. A neutral licensee may not reveal that a buyer will pay more or a seller will accept less without consent.
- Exam tip
- Neutral means the licensee represents nobody and needs the separate, titled waiver form. Do not confuse it with a designated licensee, where each side is fully represented.
- Example
- A listing salesperson's longtime buyer client wants to see his cabin listing. With no advance consent, he must get the signed Waiver of Right To Be Represented before he shows the cabin.
