Designated Licensee (Alaska)
Under AS 08.88.640, when two licensees of the same broker work with opposite sides of a deal, the broker may designate one to represent the seller and another to represent the buyer. Each designated licensee's relationship and knowledge do not extend to the broker or other licensees unless the broker is personally designated. The arrangement does not create dual representation, but the broker must disclose its limits and still supervises.
- Exam tip
- Designated licensees give each side full representation by different people in the same firm; it is not dual agency and not neutral licensing.
- Example
- One salesperson lists a home while an officemate represents an interested buyer. The broker designates each to their own client, so both sides keep full representation.
