benchmark

A benchmark is a permanent reference mark, often a metal disk set in concrete, whose elevation above a datum, such as mean sea level, has been precisely established by surveyors. Benchmarks are used to measure the elevation of nearby land and structures, which matters for flood zones, drainage, building heights, and air rights. They help surveyors locate points vertically rather than horizontally.

Exam tip
Benchmarks and datums relate to elevation, not boundaries. Don't confuse a benchmark with a monument or point of beginning used in metes and bounds.
Example
A surveyor uses a nearby benchmark set at 112 feet above sea level to determine a lot's elevation for a flood certificate.
