datum
A datum is a horizontal reference plane from which surveyors measure heights and depths, such as elevations of land or the depth of basements and foundations. A common reference is mean sea level, and many cities set their own official datum. Surveyors mark known elevations relative to the datum with permanent reference points called benchmarks, which help describe air rights and subsurface rights precisely.
- Exam tip
- Datum is a reference plane for elevation; a benchmark is a physical marker showing a known elevation relative to the datum. Exams often pair the two.
- Example
- A condominium plan describes unit 12 as lying between 150 and 160 feet above the city datum, defining its airspace boundaries.
