buffer zone
A buffer zone is a strip or area of land used to separate and soften the transition between two incompatible land uses, such as a residential neighborhood and an industrial or heavy commercial district. Buffer zones are usually created through zoning and may consist of parks, landscaping, open space, or less intensive uses like offices or garden apartments. They reduce noise, traffic, and visual impact on nearby homes.
- Exam tip
- If a question describes a park or low-intensity use placed between homes and a factory, the answer is buffer zone, a tool of zoning under police power.
- Example
- A town zones a 200-foot strip of landscaped office parks between a new shopping center and an existing subdivision as a buffer zone.
