Contract to Buy and Sell Real Estate (Colorado)
Colorado's Commission-approved residential purchase contract (CBS1, mandatory on or after January 1, 2026), built around a Section 3.1 deadline table of 40-plus events such as earnest money, title, inspection objection, appraisal, and closing. A day ends at 11:59 p.m. Mountain Time; the first day is excluded and the last included. Weekend or holiday deadlines extend only if the parties check 'Will.' Time is of the essence, so late notices are ineffective. Section 29 states brokerage compensation.
- Exam tip
- Skip the start, count the end, midnight minus one. If neither extension box is checked, a Saturday deadline stays on Saturday.
- Example
- A contract mutually executed Monday, May 4 has an Inspection Objection Deadline of 10 days after MEC, which falls on Thursday, May 14 at 11:59 p.m. MT.
