valuation
conformity
Conformity is the appraisal principle that property values are maximized when a property is reasonably similar in style, age, size, quality, and use to the other properties around it. A home that is far larger, smaller, or more unusual than its neighbors may lose value. Zoning and deed restrictions often promote conformity. Related principles are regression and progression, which describe how dissimilar properties are affected.
- Exam tip
- Conformity supports value; nonconforming homes suffer regression (if better than neighbors) or benefit from progression (if worse).
- Example
- A neighborhood of $350,000 ranch homes keeps strong values because the houses are similar; a mansion built there would not sell for its full cost.
