valuation

progression

Progression is the appraisal principle that a lower-value property tends to gain value when it is located among higher-value properties. The surrounding homes lift the value of the modest one. It is the opposite of regression, in which a high-value property loses value because it is surrounded by lower-value properties. Both principles relate to conformity, which holds that value is maximized when properties are similar.

Exam tip
Remember: progression goes up (the small house benefits); regression goes down (the overbuilt house suffers).
Example
A 1,200-square-foot ranch on a street of $900,000 homes sells for more than identical ranches in a modest neighborhood because of progression.
