Designated Broker (Idaho)
The Idaho-licensed broker a brokerage company names to supervise the business and all its licensees, required at all times under Idaho Code 54-2039. The designated broker is responsible for licensees' and unlicensed staff's actions and must review and approve all listing, purchase, and representation agreements. If the designated broker leaves or loses the license, the company has 10 business days to name a replacement or its license terminates. Only brokers or associate brokers, not salespersons, may prepare broker price opinions.
- Exam tip
- Who must approve a listing agreement a salesperson wrote? The designated broker, not the Commission. A limited broker may have no sales associates.
- Example
- A bank offers a salesperson $150 for a written price estimate for refinancing. He cannot prepare that BPO; an associate broker may, with payment through the designated broker.
