Designated Broker (Maine)

The licensed broker named to conduct brokerage on behalf of a Maine real estate agency. Under 32 M.R.S. §13179 and Rule Chapter 400, the designated broker must supervise affiliated licensees at a level matched to their experience, adopt written policies, monitor compliance, and keep complete records. For a new sales agent's first 90 days, the designated broker must review and initial the contracts, disclosure forms and market analyses the agent prepares. Duties may be delegated, but overall responsibility stays with the designated broker.

Exam tip
Know the 90-day review of a new sales agent's documents, and that affiliated licensees deliver signed transaction documents to the designated broker within 5 calendar days.
Example
A sales agent licensed last month prepares a market analysis and purchase contract; the designated broker reviews and initials both as soon as possible.
