mechanics lien

A mechanics lien is a specific, involuntary lien that contractors, subcontractors, laborers, and material suppliers can file against a property when they are not paid for work or materials that improved it. The lien attaches to the improved property and can lead to a forced sale if not resolved. Filing deadlines, notice requirements, and priority rules vary by state; in some states the lien's priority dates back to when work began.

Exam tip
A mechanics lien is specific (one property) and involuntary. Watch for priority questions: in many states it can relate back to the start of work, ahead of later-recorded liens.
Example
A roofer who installs a $12,000 roof and is never paid files a mechanics lien against the house.
