Facilitator (Minnesota)

In Minnesota, the role a licensee plays when working with a consumer who has not signed a written listing or buyer's broker agreement. The consumer is a customer, not a client, and the licensee facilitates the transaction without representing that party. It is one of the four relationships described on Minnesota's agency disclosure form, alongside seller's broker, buyer's broker and dual agency. To become represented, the consumer must sign a written agreement.

Exam tip
No written agreement means facilitator and customer status in Minnesota; representation cannot be created informally.
Example
A couple signs the agency disclosure acknowledgment but not a buyer's broker agreement; the salesperson acts as a facilitator while showing them homes.
