multiple listing service
A multiple listing service (MLS) is a cooperative database operated by a group of brokers that lets member firms share information about their listings and work together to sell them. Listing brokers submit property details, photos, and showing information, and other participants can show and sell the properties. MLS rules govern data accuracy, timely entry, and fair use. MLS membership does not set commission rates.
- Exam tip
- MLS is a marketing and cooperation tool, not a type of listing agreement. A property can be under an exclusive right-to-sell listing and also be entered in the MLS.
- Example
- A broker lists a home and enters it into the MLS, and an agent from a different firm finds it in a search and brings the buyer.
