agency

obedience

Obedience is the fiduciary duty requiring an agent to follow all lawful and ethical instructions from the client, even if the agent disagrees with them. The duty does not extend to instructions that are illegal or unethical, such as discriminating against buyers or hiding a known defect. An agent who receives such instructions should refuse and may need to withdraw from the relationship. Obedience is the "O" in OLD CAR.

Exam tip
The trap: an agent must obey only lawful instructions. A seller's request not to show to a protected class must be refused, not obeyed.
Example
A seller tells her agent to present offers only after the weekend open house. The agent follows that lawful instruction.
