plat

A plat is a map of a subdivision showing how a tract of land is divided into lots and blocks, along with streets, easements, dimensions, and other features. Developers usually must submit the plat to the local planning authority for approval and then record it in the public records. Once recorded, the plat becomes the basis for legally describing each lot by the lot-and-block (recorded plat) method.

Exam tip
The lot-and-block system depends on a recorded plat. Exams may also connect plat approval with subdivision regulations and deeds of dedication for streets.
Example
A deed describes a home as "Lot 14, Block C, Maple Ridge subdivision, as recorded in Plat Book 22, Page 7."

1. A broker uses a digital ad platform targeted to exclude users in certain ZIP codes that are predominantly of one race. What is the main concern?

Answer & explanation

Answer: D. Ad targeting that excludes protected groups, directly or through proxies like ZIP codes, can violate the Fair Housing Act. Facial neutrality does not prevent liability when targeting operates as a proxy for race.
