law

subdivision

The division of a larger tract of land into smaller lots for sale or development. Subdividing usually requires approval of a plat from local planning authorities, compliance with zoning and building rules, and provision for streets, utilities, and drainage. The person doing this is a subdivider; a developer also builds improvements. Large interstate lot sales may also trigger federal disclosure rules.

Exam tip
Exams link subdivisions to plats, the lot-and-block legal description, and deed restrictions or CC&Rs. Subdivider divides; developer builds.
Example
A developer splits a 40-acre farm into 80 half-acre lots, records an approved plat, and installs roads before selling the lots.
