plottage
Plottage is the increase in value that can result when two or more adjacent parcels are combined into one larger parcel, making the whole worth more than the sum of the separate parts. The process of combining the parcels is called assemblage; plottage is the added value created. It often occurs when a larger site allows a more profitable highest and best use, such as a shopping center or apartment complex.
- Exam tip
- Assemblage = the act of combining; plottage = the resulting increase in value. Exams often swap these.
- Example
- A developer buys two adjoining lots for $100,000 each; combined, the site is worth $260,000, so plottage value is $60,000.
