assemblage

Assemblage is the process of combining two or more adjacent parcels into one larger parcel, usually to make a more valuable or developable site. When the combined parcel is worth more than the sum of the individual parcels, the increase in value is called plottage. Developers often use assemblage to create sites large enough for shopping centers, apartment complexes, or office buildings.

Exam tip
Assemblage is the act of combining; plottage is the extra value created. Exams frequently ask you to match these two terms.
Example
A developer buys three side-by-side lots for $100,000 each. Combined, the site is worth $400,000; the extra $100,000 is plottage from the assemblage.
