Information About Brokerage Services (IABS)
The Information About Brokerage Services (IABS) is the TREC-prescribed written notice a Texas license holder must give at the first substantive communication with a party about a proposed transaction involving specific real property. It describes how brokers may represent parties, including as an intermediary, the broker's basic duties, and contact and license details for the agent, supervisor, and broker. Version IABS 1-2 has been mandatory since January 1, 2026. It is a notice only and does not create agency. Websites must link it on the homepage.
- Exam tip
- 'Substance plus specific means IABS.' Exceptions: residential leases under one year, a party known to be represented, and an open house about that property. The IABS is not consent to intermediary status.
- Example
- A buyer emails asking about schools at a specific Elm Street house and whether the seller would take less; the agent must provide the IABS before discussing it further.
