uniform residential appraisal report

A standardized appraisal form commonly used for one-to-four family residential properties in mortgage lending, including loans sold to Fannie Mae and Freddie Mac. It records property details, neighborhood information, comparable sales, adjustments, and the appraiser's final opinion of value. Appraisers completing it must follow USPAP standards.

Exam tip
The URAR is the common residential appraisal form; the appraisal itself must follow USPAP. Know that lenders, not buyers, typically order it.
Example
A lender orders an appraisal for a single-family home, and the appraiser submits a URAR showing three comparable sales and a value of $310,000.
