USPAP
USPAP, the Uniform Standards of Professional Appraisal Practice, is the set of ethical and performance standards for appraisers in the United States, developed by the Appraisal Standards Board of The Appraisal Foundation. Appraisals for federally related transactions must comply with USPAP. It covers ethics, competency, scope of work, record keeping, and reporting requirements. Real estate licensees performing broker price opinions or CMAs are generally not appraisers subject to USPAP unless state law says otherwise.
- Exam tip
- USPAP comes from The Appraisal Foundation's Appraisal Standards Board, not from HUD or NAR. Know that it governs appraisers, not CMAs.
- Example
- A lender orders an appraisal for a $500,000 mortgage; the licensed appraiser must prepare the report in compliance with USPAP.
