Real Estate Transfer Fee (Wisconsin)
Wisconsin's real estate transfer fee (Wis. Stat. 77.22) is 30 cents per $100 of value or fraction thereof, or $3.00 per $1,000, imposed on the grantor (seller) unless the parties agree otherwise. The register of deeds collects it at recording along with an electronic real estate transfer return signed by both parties. Exemptions include mortgages, transfers between spouses, parent-child transfers for nominal consideration, transfers by will or survivorship, foreclosures, and property worth $1,000 or less. A gift between unrelated parties is not exempt.
- Exam tip
- Round the value up to the next $100 before multiplying. Transfers exempt from the fee are also excluded from the Real Estate Condition Report.
- Example
- A $287,450 sale rounds up to $287,500, or 2,875 units times $0.30, for an $862.50 fee paid by the seller.
