Real Estate Condition Report (RECR) (Wisconsin)
The Wisconsin Real Estate Condition Report (RECR) under chapter 709 is the owner's disclosure for one to four unit residential property transferred by sale, exchange, or land contract; vacant land uses a separate report. The owner must deliver a complete report no later than 10 days after acceptance. If it is late, the buyer may rescind in writing within 2 business days after the 10-day period ends. Transfers exempt from the transfer fee are excluded, and rescission is the exclusive chapter 709 remedy.
- Exam tip
- 'Ten to tell, two to bail.' The buyer, not the seller, may waive the report or rescission right, and closing ends the right.
- Example
- Acceptance is June 1, 2026 and no RECR arrives; the 10 days end June 11, so the buyer may rescind through Monday, June 15.
