Specific Assistance (Alaska)
The statutory trigger point in AS 08.88.695 at which an Alaska licensee's disclosure duties begin. It includes asking about a person's confidential information, showing properties selected to meet a buyer's or tenant's needs, preparing a written offer, and entering a personal services contract. It does not include hosting an open house, casual conversation, answering ad or sign inquiries, giving general property information, or setting the first showing appointment.
- Exam tip
- Exams describe an activity and ask whether it is specific assistance. Open houses and setting the first appointment are not; selecting and showing homes to fit a buyer's needs is.
- Example
- A salesperson chatting with visitors at an open house owes no pamphlet yet. Once the visitors ask her to pick homes in their budget and show them, she is giving specific assistance.
