Residential Property Condition Disclosure Report (Connecticut)

The written report required by §20-327b from anyone offering one-to-four-unit residential property, including condos and co-ops, for sale, exchange, or lease with an option, with or without a licensee. It must be delivered before the buyer signs a binder or contract. The seller completes it based on actual knowledge; a licensee may not fill it out. It is not a warranty. A seller who fails to provide it must credit the buyer $500 at closing. Executor, foreclosure, new-construction, and family transfers are exempt.

Exam tip
'One to four, before the score, five hundred if you ignore.' Older guides say $300; the credit has been $500 since 2012.
Example
A FSBO seller of a two-family refuses to complete the report and must give the buyer a $500 credit at closing, but still faces suit if she hid known flooding.
