Pyrrhotite and Crumbling Foundations (Connecticut)

Pyrrhotite is an iron-sulfide mineral in concrete aggregate that has caused basement walls in parts of north-central and eastern Connecticut to crack and deteriorate. The condition report asks whether the seller knows of pyrrhotite and about foundation testing and repairs. In towns identified by the Capitol Region Council of Governments as affected, a Residential Foundation Condition Report is required even for municipal sales and foreclosure or deed-in-lieu sales otherwise exempt from the general report.

Exam tip
Know the word pyrrhotite and that foreclosure and municipal sales in affected towns still need the foundation-specific report. Licensees should recommend inspection, not diagnose.
Example
A bank sells a foreclosed ranch house in an affected Tolland County town. It is exempt from the general report but must provide the Residential Foundation Condition Report.
