Interstate Land Sales Full Disclosure Act
The Interstate Land Sales Full Disclosure Act is a federal law that protects buyers of undeveloped subdivided land marketed across state lines. Developers of covered subdivisions, generally those with 100 or more lots, must register with the federal government and give buyers a property report before they sign a contract. Buyers who did not receive the report may have the right to cancel. Several exemptions apply.
- Exam tip
- Key facts tested: it targets interstate sales of vacant subdivision lots, it requires a property report, and the common threshold is 100 or more lots.
- Example
- A developer selling 300 vacation lots in Arizona to buyers in other states must provide each buyer a property report before the purchase contract is signed.
