Real Estate Brokerage Relationships Form (Form #3)
The Maine Commission form that a licensee must give a prospective buyer or seller of residential 1-4 unit property when there is substantive communication about a transaction, whether in person, in writing or electronically (32 M.R.S. §13279; Rule 410 §9). The licensee completes the acknowledgment section showing it was presented. The form states that it is not a contract. It is kept for 3 calendar years with other transaction records.
- Exam tip
- The trigger is substantive communication, not the first hello and not contract signing.
- Example
- A seller calls and begins discussing why she must move quickly and her lowest acceptable price; the licensee must provide Form #3 at that point.
