Registered (Torrens) Property (Minnesota)

Minnesota land registered under chapter 508 after a court proceeding. The registrar of titles issues a certificate of title stating who owns the land and which liens and encumbrances affect it. Most other Minnesota land is abstract property, whose title is shown by the chain of documents recorded with the county recorder, often summarized in an abstract of title. Minnesota is a race-notice state for recording priority on abstract property.

Exam tip
'Registrar of titles' means Torrens; 'county recorder' means abstract property.
Example
A buyer's attorney reviews the certificate of title from the registrar of titles rather than an abstract because the parcel is Torrens property.
