Working with Real Estate Agents (WWREA) Disclosure

North Carolina's Commission disclosure explaining seller's agents, subagents, buyer's agents and dual agents, with or without designated agents. Under Rule 58A .0104 the broker must provide and review it at first substantial contact with a prospective buyer or seller in a sales transaction: when the conversation turns to the consumer's specific needs, finances or motivation, or before showing property or preparing a CMA. Signing it does not create an agency relationship.

Exam tip
First substantial contact is not the first hello; a buyer revealing her price ceiling triggers it. A buyer's agent must also tell the seller's side at initial contact and confirm in writing by delivery of the offer.
Example
A walk-in buyer starts describing how quickly she must move and how much she can borrow; the broker reviews the WWREA form with her before continuing.
