Duties Owed by a Nevada Real Estate Licensee (Form 525)

Nevada codified licensee duties in NRS 645.252 through 645.259 instead of relying on common-law agency. The Division's Form 525 identifies the licensee, broker and client, lists the duties owed to all parties and the extra duties owed to the client, and states whether the licensee may or may not act for adverse parties in the future. It is not a contract for services or compensation. It goes to the licensee's clients and to unrepresented parties; the client signs to acknowledge receipt.

Exam tip
The statement on Form 525 that a licensee may represent both sides in the future is not consent; actual multiple representation still requires a signed Consent to Act.
Example
A buyer's agent gives her client Form 525 before any document is signed, and also gives it to an unrepresented seller she deals with.
