Residential Property Disclosure Form (Ohio)

Ohio's Residential Property Disclosure Form (ORC 5302.30) must be completed by sellers of residential property with one to four dwelling units and delivered to the buyer. It covers items such as water supply, sewer, roof, basement water, structure, wood-destroying insects, and flood plain status. It is based on the seller's actual knowledge in good faith and is not a warranty. If delivered after the purchase agreement is signed, the buyer may rescind in writing within three business days, but not after closing or 30 days after acceptance, whichever is earlier.

Exam tip
'1 to 4, 3 to rescind, 30 is the end.' The window is three business days, not calendar days. Court-ordered, fiduciary, and new-construction transfers are exempt.
Example
Buyers sign on Monday and receive the form on Thursday showing a past basement leak; they can rescind by written notice within three business days of Thursday.
