Mandatory Consumer Disclosure (Vermont)

Vermont licensees must state orally or in writing at first contact that there is no confidentiality until a brokerage service agreement is signed. They must also give every unrepresented person with whom they have substantial contact the Commission's Mandatory Consumer Disclosure at the first reasonable opportunity, and before signing a service agreement or showing a property. It is not a contract; the consumer signs for receipt, or the licensee notes a refusal, signs, and gives a copy. A new form is needed after 12 months.

Exam tip
'Say it, show it, sign it, 12 months.' The form acknowledges receipt only. Open houses with a conspicuous poster of the form are exempt.
Example
After several emails about financing and a Saturday tour, a buyer has had substantial contact; the agent must deliver the disclosure before the showing.
